Abstract
Current utilization of expert systems has resulted in more effective decision-making, which translates into savings in time and money. However, the field of estimation has not yet been brought within the range of this technology and so this research was conducted to explore the applicability of expert systems to building construction estimates. The research focuses on determining the essential rules and heuristics used by experts in the field in making conceptual cost estimates for the construction of buildings and then applying expert systems technology to the field of estimation. Since such rules and heuristics alone would be inadequate for producing a sound expert system without the rules and heuristics that generate basic preliminary design criteria. The expert system has been enhanced with graphic illustrations. Research methodology consisted of problem recognition, task definition, initial design, knowledge acquisition, and system maintenance. A sizable part of estimate management seems to comprise judgments and decisions. The exploratory nature of this study contributes to the practice of estimation field by providing estimators a convenient way to evaluate mutually exclusive design alternatives in reaching estimate options. Better management of cost estimation through the application of expert systems to construction cost could free millions of dollars annually in project costs alone. The expert system COAD can help solve the problem posed by the shortage of trained estimators and also amplify the abilities of these experts, sharing their expertise with others and functioning as a training tool every time it is used.
